Everything you need to know about independent living at Eventide Homes, including fees, service charges, responsibilities and other helpful information for prospective residents and their families.

Licence Agreement

Residents are able to pay an on-going contribution/entry amount, which means they do not own the residence, but have a licence to occupy the premises for the rest of their life, or until they decide to leave. This arrangement gives the occupier the full rights and protection as detailed in the Retirement Villages Act 2025.

If purchasing off-the-plan, the resident is required to pay a 10% initial contribution to secure their residence. This ‘deposit’ is based on the individual value of the residence and is GST free. The balance must be paid, before or upon occupancy.

Cooling Off Period

Residents are entitled to cancel the agreement in writing within three days of the written agreement date.

Services Charges

Independent living residents are required to pay an ongoing service charge fortnightly, which covers the following:

  • Rates, power, gardening and maintenance on common areas and community centre.
  • Building insurance for common areas, homes and units.
  • General maintenance on homes and units.
  • Management and administrative services.

Additional Costs

Independent living residents are responsible for:

  • Municipal and water rates.
  • Household contents insurance*.
  • Insurance for gophers.
  • Utility costs; telephone, gas and electricity.
  • Extra gardening or cleaning services.

*Eventide requires a copy of all insurance certificates in the event that we need to assist with any claim processes.

Departure Costs

The resident is responsible for the following departure costs:

  • 3% retention of ingoing contribution per year of residence – for a maximum number of 10 years (minimum departure fee is 6%).
  • To restore the residence to its original condition
  • Administrative fee not exceeding $1,000.

Refund of Ingoing Contribution

Once the departure costs have been calculated and applied to the ingoing contribution, Eventide must pay the refund to the resident or their family within six months of the resident vacating. This payment may be made earlier if a new Licence Agreement is signed with a new resident within the six month period.

Frequently Asked Questions

What are my responsibilities as a resident?

Residents are required to keep their home in good condition and maintain their private yard. If pets are permitted, residents must have the capacity to take care of the animal’s health and wellbeing and clean up after it.

Who builds the properties?

Depending on availability, we engage local builders and tradesmen to build, and fit-out our homes and units according to a standard plan to keep them affordable.

Can I choose the interior design?

We have a standard interior floor plan, but you have some flexibility to choose interior paint colors, floor coverings and some fixtures. In the existing homes, appliances are fixed and cannot be upgraded.

Why aren’t council rates included in the weekly fee?

Because Council rates are variable, it’s difficult to correctly calculate them into the service fee. Rate notices must also be in the resident’s name for them to claim the pensioner’s rebate. We can provide an estimate of rates for each property upon request.

What happens if I have a fall or get sick?

Each residence is connected to a 24-hour emergency call system, whereby a security company quickly assesses the situation and provides for immediate response. Eligible residents* can also stay in our hostel respite beds if they’re recovering from an illness or operation, with access to all of Eventide’s services.

*Requires an Aged Care Assessment and respite codes.

What if I can’t live independently anymore?

The staff at Eventide are very responsive to the needs of our residents. If we feel that you may need extra support services, or to move into residential care, we’ll initiate discussions with you and your family.

Am I responsible for the home or unit lease ‘sale’?

An exit fee does apply for early termination of the lease agreement, but as the owner, Eventide is responsible for the ensuing costs to place a new resident.
